Hiring an inspector in Broward County

Wilma was the worst storm to hit Broward in fifty years when it crossed the county in October 2005, and it left 5,111 homes uninhabitable. It was also the first real test of the High Velocity Hurricane Zone rules that Broward shares with Miami-Dade and no one else, and the lesson was the one the code expected: houses built or re-roofed to the HVHZ standard came through, older ones did not. Twenty years later that is the dividing line an inspection here has to find. A roof replaced after Wilma is now twenty years old, which is the first thing a four-point inspection reports, and a roof that was never replaced is older than the code itself.

Broward also started its own 40-year building safety inspection program in the months after Wilma, modeled on Miami-Dade’s, and the state has since tightened that to a milestone inspection at 30 years, or 25 within three miles of the coast, for anything three stories and up. For a condo in Fort Lauderdale, Hollywood or Pompano Beach, ask for the building’s milestone report alongside your unit inspection.

Pembroke Pines, Fort Lauderdale, Plantation, Hollywood and Miramar all have rosters large enough to choose from without leaving the city.
