Verified Home Inspector is operated by Sunstate Bay Ventures LLC, a Florida limited liability company. Using the site means accepting what follows. If you do not accept it, please do not use the site.
What this directory is
It is a list of home inspectors licensed by the Florida Department of Business and Professional Regulation, built from the license records that agency publishes. Being listed is not a recommendation, an endorsement, or a statement that an inspector is any good. It means the DBPR record showed an active license when the data was last imported.
Verify a license yourself with the DBPR before hiring anyone. Records change between imports, and the state's own lookup is the authoritative source, not this site.
We are not a party to your inspection
Putting an inspector's number in front of you does not make us part of whatever you agree with them. The price, the scope, the schedule, the report, and any dispute about the work are between you and the inspector. We do not supervise inspections, we do not review reports, and we are not responsible for the work performed.

The questions and answers on this site describe how inspections and Florida insurance requirements generally work, including references to Florida statutes. That is general information, not legal, insurance, engineering, or financial advice, and it is not a substitute for advice about your own house from someone you have hired. Statutes and carrier requirements change. Confirm anything that matters with your agent, your attorney, or the relevant agency before you rely on it.
Paid placements
Featured spots at the top of a county page are paid. They are labeled as paid placements wherever they appear, and paying for one changes only where a listing sits on the page. It does not change how a license is verified, and it never causes an unpaid inspector to be removed or hidden. Every licensed inspector in a covered county is listed whether they pay or not.
Claiming a listing
Claim a listing only if you hold that license or are authorized by the person who does. Claiming one you have no right to is a misrepresentation and we will remove it. A claim is matched to the license number in the DBPR record on this site and goes live at once; the licensee's name and license number cannot be edited. We may revoke a claim at any time if we believe it was made by someone without the right to it.
A claimed listing is free, for as long as the license stays current with the DBPR. A featured spot is $50 a month. A featured card shows at the top of the county page and at the top of up to three city pages the inspector chooses, in that county. Each city page and each county page holds at most six featured cards, which sit above every other listing in that county; we will not exceed that number. An inspector already featured keeps their rate and their placement. Inspectors who take a featured spot early keep that rate for as long as they stay on it. A featured spot is billed monthly by card through Stripe. The first seven days are free; the first charge is on the eighth day, and the subscription can be canceled at any time from the billing page linked on the dashboard, which takes the card down at the next rebuild. A spot set up directly with us is billed as agreed with us. Homeowners call inspectors directly — we do not charge per lead and we do not pass anyone's details to anyone.
Inspectors who claimed under the earlier introductory offer, which carried a monthly fee after an initial free period, are not charged for a claimed listing at all. That offer was retired on 2026-09-12 in their favor.
Accuracy
The directory is only as current as the last DBPR import. A license may have been renewed, suspended, or surrendered since. If you find a listing that is wrong, tell us and we will correct it against the current record.
Things you may not do
- Scrape, harvest, or bulk-copy the directory, whether by script or by hand.
- Submit forms you do not intend, or submit them automatically.
- Claim a listing you have no right to, or misrepresent who you are.
- Interfere with the site or try to reach parts of it that are not public.
The underlying license data is public record and you are free to get it from the DBPR yourself. The arrangement, writing, and design of this site are ours.
No warranty
The site is provided as it is. We do not warrant that it will be uninterrupted, that every listing is accurate at the moment you read it, or that an inspector you contact will respond or will be available.
Limitation of liability
To the extent Florida law allows it, Sunstate Bay Ventures LLC is not liable for indirect or consequential losses arising from use of the site, from anything a listing said, or from work an inspector performed. Nothing here limits any liability that cannot be limited by law.
Governing law
These terms are governed by the laws of the State of Florida, and any dispute belongs in the state or federal courts serving Pinellas County, Florida.
Changes
If these terms change, the date at the top of the page changes with them. Continuing to use the site after that means accepting the revised terms.
