Verified Home Inspector is operated by Sunstate Bay Ventures LLC, a Florida limited liability company. This page describes what the site collects, what happens to it, and who it goes to. It is written to be read rather than to be comprehensive, so if something here is unclear, ask and we will answer it plainly.
The directory itself is public record
The inspector names, license numbers, cities, and license statuses in this directory come from the Florida Department of Business and Professional Regulation, which publishes them as public records. We did not collect them from the inspectors listed, and an inspector does not have to give us anything to appear here. The DBPR extract carries no phone numbers and no email addresses, so neither appears on a listing unless the inspector gave it to us themselves.
If you are listed and believe your record is wrong, tell us and we will correct it against the current DBPR record.
What you send us through a form
Every form on this site is for inspectors; a homeowner never fills one in. Each collects only what it needs.
- Claiming a listing. Signing in stores the email address you use with our authentication provider, Supabase, and keeps a session in your browser so you stay signed in. Claiming attaches your account to the listing and records the time. What you enter on your dashboard — business name, phone number, website, services, years in business, cities served, and an about paragraph — is published on the listing; that is what it is for. A notice of each claim, with the license number, name and email, is sent to us the same way a form submission is.
- Asking a question. Your name, your email address, your license number if you give one, and what you write.
- Asking about a featured spot. The same details as a claim, plus anything you write in the message box.
Each form also contains a hidden field that a person never sees. Automated submissions fill it in and real people do not, so anything that arrives with it filled is discarded as spam.
Where a homeowner's call goes
Straight to the inspector. There is no request form: you dial the number on the listing and we are not part of the call. We do not sell contact details and we do not charge inspectors for individual leads. We count how many times a listing's phone number is tapped, so an inspector can see what the listing does for them. That count is not tied to who you are.
Analytics
The site uses Google Analytics 4 to count visits and to count how many times the phone numbers, claim links, and featured buttons are used. Google Analytics sets cookies in your browser and collects the usual technical information: pages viewed, approximate location derived from your IP address, and your device and browser type. It runs only on the live site, so visits to development and preview versions are not recorded.
You can prevent this by blocking cookies in your browser settings, or by installing the Google Analytics opt-out browser add-on that Google publishes.
Counting clicks on a listing
When a phone number on a listing is tapped, the site records three things in its own database: which listing was clicked, what kind of click it was, and which part of the page it came from. It does not record your name, your email address, your IP address, or any identifier that could be traced back to you, and there is no way to reconstruct who clicked from what is stored. These rows exist so an inspector can be shown how much interest their listing has drawn.
Companies that process this on our behalf
- Netlify hosts the site and receives the form submissions.
- Google Analytics provides the visit and button counts described above.
- Supabase stores the directory and the click counts.
Each of these has its own privacy policy governing what it does with what it handles.
How long any of it is kept
Form submissions are kept while they are useful — an inspector's claim for as long as the listing is active. Ask us to delete a submission and we will, unless we are required to keep it.
Asking what we hold, or asking us to delete it
You can ask what we hold about you, ask for it to be corrected, or ask for it to be deleted. Use the form on the directory page and we will reply to the address you give us. We may need to confirm you are who you say you are before acting on a request about someone else's details.
Children
This site is meant for adults arranging or performing home inspections. It is not directed at children, and we do not knowingly collect anything from them.
Changes
If this policy changes, the date at the top of the page changes with it. Material changes will be described on the page rather than folded in silently.
