Hiring an inspector in Hillsborough County

The 2024 season taught this county that flood risk is not only a waterfront problem. Helene pushed surge into the coastal neighborhoods in late September, and Milton came through two weeks later as a Category 3 and dropped about a foot of rain on parts of Tampa in a day. Hundreds of homes far from the bay flooded from rainfall and drainage, not tide, and the county’s first responders made more than 700 rescues. The two storms together did more than $2.4 billion in damage here.

So an inspection in Hillsborough has a drainage question in it now, wherever the house sits. Ask whether the property took water in October 2024, look for evidence of it at the baseboards and in the garage, and read the flood zone yourself rather than assuming an inland address is clear. Tampa holds the deepest roster in the county, and the eastern suburbs from Riverview to Valrico have enough inspectors of their own that you need not book one from across the bay.
