Port Charlotte sat at the center of Hurricane Ian's landfall in September 2022 — 140 mph winds, roofs torn off whole streets — and before that, Charley came ashore at Punta Gorda in 2004. Ian put a new roof on an enormous number of houses here, and that changes what an inspection is worth. Roof age and attachment are the largest wind mitigation credits available, and Florida law requires insurers to grant those discounts rather than offer them as a courtesy. Plenty of owners who went through the rebuild have never had the inspection done to claim what their new roof already earns them.
Paperwork matters here too — permits closed, roof documentation in order. Port Charlotte has a deep roster for a city its size, so you have real choice about who does the work.
A carrier will usually ask for a 4-point inspection on an older home before it writes a policy, and a wind mitigation is what earns the storm-resistance discounts. Both are done by the same licensed inspectors listed above.
If your license is listed here, claiming it is free: your business name, phone, website and services on the listing, above every unclaimed inspector. A featured spot at the top of this page is $50 a month at the founding rate.
