Hiring an inspector in Lee County

Hurricane Ian came ashore at Cayo Costa in September 2022 with 150 mph winds, tied with Charley as the fourth-strongest landfall Florida has recorded, and pushed twelve to fifteen feet of water over Fort Myers Beach, Sanibel and Pine Island. Four years on, that has sorted the housing stock into two kinds: homes with a post-Ian roof, which usually earn the full wind mitigation credit and should have the permit paperwork to prove it, and homes that were patched. An inspector here needs to tell you which one you are looking at, and whether the repair permits were ever closed.

Cape Coral is nearly half of this county’s roster and brings a question no standard inspection answers. The city has more than 400 miles of canals, more than anywhere else in the world, at an average elevation of about five feet, and Ian damaged thousands of the seawalls that hold those lots together. A seawall is not part of a home inspection. If the house is on a canal, hire a seawall inspection separately and ask the seller for any post-Ian repair records before you do.
