St. Petersburg is two inspection markets inside one city. A lot of the housing in the older neighborhoods is well past the age where carriers start asking questions — that is four-point territory, where roof age, the electrical panel and original cast-iron drain lines decide whether a policy gets written at all.
Closer to the water the question is flood. Helene’s surge in September 2024 topped every tidal gauge in the region, reaching 6.3 feet at St. Petersburg, and pushed bay water into Shore Acres, Snell Isle, Coquina Key and Venetian Isles. Elevation and flood zone now sit alongside wind mitigation in what an inspection here has to cover.
This is the deepest roster in the county, so you can afford to be selective. Ask specifically whether an inspector handles flood-zone and older-home work — neither is a routine job.

A carrier will usually ask for a 4-point inspection on an older home before it writes a policy, and a wind mitigation is what earns the storm-resistance discounts. Both are done by the same licensed inspectors listed above.
If your license is listed here, claiming it is free: your business name, phone, website and services on the listing, above every unclaimed inspector. A featured spot at the top of this page is $50 a month at the founding rate.
